Good to know

Sleeps 13 in the main house — up to 18 only with the optional garage apartment add-on ($200/night + $125 cleaning). We're Pete and Carlie, and this is where we come to get on the river. We set the ranch up the way we'd want to be hosted: a real kitchen, a big table, great beds, and a hot tub pointed at the mountains. How you'll sleep - Primary bedroom (main floor, private full bath): king bed, a twin-over-twin bunk for the kids, and a queen pull-out. - Guest bedroom (main floor, private full bath): queen bed. - Upstairs bunk room (one flight up, private full bath): a full bed, a twin-over-full bunk, and a couch for hanging out. - Living room: queen pull-out for overflow. Eight adults sleep comfortably in the king, queen, and two fulls. The bunks and pull-outs take it to 13. How you'll eat A full kitchen with a reverse-osmosis drinking tap, a dining table for 8, a bar for 4, and an outdoor table for 12. Two Traeger pellet grills, pellets stocked. Drip coffee and a Keurig (bring your grounds or pods). How you'll play A six-person hot tub, open all year. About 75 yards of private river frontage with Adirondack chairs at the water. A private boat ramp. Ping pong, cornhole, and a stack of board games. Dumbbells and a bench if you need to earn dinner. Sonos inside. Comfort Radiant floor heat, plus a mini-split for heat and A/C in every room. Two washers and two dryers. Two Wi-Fi networks, including Starlink. A pack-n-play in the house. The optional apartment Attached to the garage with its own entrance: a king, a queen, a couch, a full bath, its own heat and A/C, a big TV, and a kitchenette with a table for four. It adds five guests for $200 a night plus $125 cleaning. Message us to add it, ideally 30 days ahead. If you haven't added it, it stays locked and private. Good to know before you book - Cell service at the house is weak for most carriers. Wi-Fi is strong, so turn on Wi-Fi calling. - Starlink is on site as a backup internet connection, so there are two networks in case one goes down. - The house sits back from Highway 285. You'll hear the road outside; inside with the windows closed it's quiet. - A statewide fire ban is in effect, so the fire pit and fireplace are closed for now. - No weddings, receptions, or organized events of any kind — this is a vacation home, not an event venue. No day visitors; registered overnight guests only. Chaffee County STR Permit #011706

Other Details to Note

- The river: the Arkansas here is Class I–II moving water. It's cold and it's fast in early summer. Kids need an adult at the water at all times, PFDs are mandatory, helmets are recommended, and there's no tubing from the house. To get on the water, go with a professional outfitter. - The boat ramp is private to our guests. Take out here after the Milk Run or put in for Browns Canyon. Boaters are responsible for their own gear, permits, and safety. - Stairs: the two main-floor bedrooms and their baths are on the entry level. The bunk room is up one flight of stairs. - Water: we're on a private well. The water is safe to drink, and the kitchen has a reverse-osmosis tap we recommend for drinking. - Exterior security cameras monitor the driveway and outside of the property. There are no cameras inside. - Bear country: latch the trash-can straps every time and keep food and coolers inside. - Smoking and vaping outside only. - Dogs: please message us before booking if you'd like to bring one. We say yes to respectful owners with a $175 pet fee. - Mud season (April–May and late October–November) is our secret favorite: quiet town, hot springs, great hiking and mountain biking, fly fishing out back, and live music still going. Off-season rates are the best value of the year.

Neighborhood

You're on the Arkansas River just south of Buena Vista, at the doorstep of Browns Canyon National Monument and some of the best whitewater in the country. River Runners is next door for rafting (and tacos on their beach). Downtown Buena Vista has great boutique shopping and restaurants. Our favorites: CRAVE for pizza, the Surf Hotel for cocktails and live music, Eddyline Brewery by the river, The Blend for a smoothie, Veya Coffee Bar for coffee, and the Lariat for live music. Mount Princeton Hot Springs is a must in any season. Salida has a great arts and food scene, and Monarch is our pick for uncrowded skiing. Drive times from the ranch: Browns Canyon put-in (Fisherman's Bridge) — under 5 min (1 mi) City Market Buena Vista — 5 min (5 mi) Downtown Buena Vista (Main Street) — 10 min (5 mi) Mount Princeton Hot Springs — 10 min (7 mi) Cottonwood Hot Springs — 15 min (11 mi) Salida (downtown) — 25 min (19 mi) Monarch Mountain ski area — 35 min (34 mi) Leadville — 45 min (40 mi) Copper Mountain — 1 hr 10 min (63 mi) Colorado Springs — 1 hr 50 min (94 mi) Denver (downtown) — 2 hr 15 min (123 mi) Denver International Airport (DIA) — 2 hr 30 min (154 mi)

Guest Access

The whole main house, the garage game area, the yard, the river frontage, the boat ramp, the hot tub, and both Traegers are yours. Check-in is fully self-serve with a keypad code we send the morning you arrive. The main entrance is the door to the right of the garage. The garage apartment is private unless you've added it to your stay. Our rafting gear in the garage is the one thing we ask you to leave alone. Parking is on the property only; trailers, campers, and rafts can park down by the river.

Find us

You'll want a car. There's no reliable rideshare in Buena Vista. We recommend flying in and out of Denver International Airport (DIA) and driving in: about 2 hr 30 min (154 mi). The route is paved the whole way. In winter, 4WD or AWD is recommended. Coming in at night, look for the large light next to the house and the big brown barrel at the driveway entrance. Download your directions before you leave town, because cell service fades near the house.
